1-Day H&S Site Survey
Overview
Following your request, please find below a proposal outlining our approach to conducting a Health & Safety (H&S) Site Survey for your property. The building consists of:
• A basement level (use to be confirmed)
• A commercial ground floor (use to be confirmed)
• Four residential flats above
This survey is designed to help you understand your obligations as a commercial property owner and ensure both your commercial and residential premises are compliant with current Health & Safety regulations.
Objectives of the Site Survey
Identify health and safety risks across all areas of the property
• Assess compliance with relevant legislation (e.g. HASAWA 1974, Regulatory Reform (Fire Safety) Order 2005, Control of Asbestos Regulations, etc.)
• Review responsibilities relating to common areas and shared building infrastructure
• Provide clear, actionable recommendations for remediation or improvement
• Support due diligence obligations for building owners and landlords
Scope of Survey
1. Documentation Review (if applicable):
o Existing H&S policy
o Risk assessments and method statements (RAMS)
o Fire risk assessments
o Asbestos surveys
o Inspection or maintenance records
o Resident communications (if available)
2. On-Site Inspection
A full inspection of the property will be carried out, including:
1. Basement: Structural risks, access, fire escape, lighting, ventilation, storage compliance
2. Ground Floor Commercial Unit: H&S compliance for commercial operations (access, lighting, fire safety, trip hazards, signage, COSHH, etc.)
3. Common Areas: Stairwells, corridors, entry points, utility cupboards, refuse areas, access control, lighting, fire alarms
4. Residential Flats (External Only): Condition and safety of shared infrastructure (e.g., communal electrics, fire detection/alarms, access routes)
Deliverables
After the site survey, we will provide:
• Comprehensive Health & Safety Survey Report
• Summary of key findings
• Photographic evidence (if applicable)
• Compliance status for each area
• Risk rating for each identified issue
• Recommendations and suggested actions
Action Plan
A prioritised, easy-to-follow plan outlining actions needed and responsible parties.
